When buying a house, we know you want to be sure the home you are investing in is safe and in good condition. However, in today’s competitive market, it is important to make the strongest offer possible — which sometimes may mean waiving the inspection contingency. Instead of skipping the inspection altogether, opt for a quality walk-through inspection from the home inspectors at Alert Inspection Services.
Also known as a pre-offer or walk and talk inspection, a walk-through inspection is a popular option for buyers looking to get a leg up in a competitive housing market. These can strengthen your offer while also uncovering any big ticket problems in your prospective home.
It can be dangerous to waive your home inspection in an effort to fasttrack the homebuying process because there could be obvious or even hidden damage that can make a home more trouble than it’s worth. However, if you are determined to make your offer more appealing, a walk-through inspection can give you a quick overview of your future home’s condition.
Our pre-offer inspections are available in both 30 and 60-minute sessions and are completed by our ASHI certified inspectors. During this time, we can address specific buyer concerns and offer a limited overview of the home’s age and condition. By looking over the larger aspects of your home, such as the roof, foundation, HVAC and more, you can get a clearer picture of if the home you’re interested in is going to be a strong investment — or an expensive lesson!
At $150, our experienced inspectors will do a quick 30-minute walk-through, calling out and taking note of any obvious defects in your home. We also offer a $200 60-minute session, if you have several concerns you’d like us to address.
We understand that the home buying process can move fast and many buyers want to move quickly to closing time. Because of this, we like to provide our clients with same-day electronic reports so they have all the information they need to make an informed decision.
